Tenant discrimination

The Federal Fair Housing Act and Fair Housing Amendments Act prohibit landlords from choosing or rejecting tenants based on race, religion, national origin, sexual orientation, age, the fact that they do or do not have children, or mental or physical disability.

On the other hand, landlords are allowed to select tenants using criteria that are based on a valid business reasons, such as requiring a minimum income or positive feedback from past landlords. These requirements must apply equally to all prospective tenants.
